Flooring costs in Monmouth & Ocean County, NJ

Installed pricing in our area generally falls in these ranges (material + labor, removal of existing floor included): luxury vinyl plank $6–$10/sq.ft., laminate $5–$9/sq.ft., engineered hardwood $9–$14/sq.ft., solid hardwood $11–$16/sq.ft. For a 1,500 sq. ft. main floor, that's roughly $9,000–$24,000 depending on material.

Stairs are priced separately — typically $90–$180 per tread depending on material and whether risers are wrapped. Subfloor repair, if needed, is also additional but we always inspect and quote it up front rather than after demo.

LVP vs. hardwood vs. engineered — what holds up at the Shore

For coastal homes within a few miles of the bay or ocean, humidity swings are real. Solid hardwood can cup or gap if humidity isn't controlled year-round. We often recommend engineered hardwood (which is dimensionally more stable) or premium LVP for ground floors and homes near the water.

LVP has come a long way — premium tiers from manufacturers like COREtec, Karndean, and Shaw look excellent, are 100% waterproof, and handle sand and salt-air homes far better than wood. For upstairs primary suites in inland Monmouth County homes, real hardwood still wins on resale.

Subfloor prep is the difference

Most squeaky, uneven, or prematurely failing floors trace back to subfloor prep — not the flooring itself. We check moisture, flatness within manufacturer tolerance (usually 3/16" over 10'), and re-screw loose subfloors to joists before any new material goes down.

We also handle vapor barriers on slab installs and acoustic underlayment for upstairs rooms when needed.
